HI i looking for some help to unserstand sa strange behaivor on Reports module on DNN

I using Reports (ver 5.1) and dnn (5.3.1)

my SQL query is:

select Distinct Cast(dbo.Ventrian_PropertyAgent_PropertyValue.CustomValue as Nvarchar(Max))
from dbo.Ventrian_PropertyAgent_PropertyValue
where dbo.Ventrian_PropertyAgent_PropertyValue.CustomFieldID = 3

I converted data results from Ntext data type to Nvarchar because Ntext is not compatible  with DISTINCT.

If I set Grid Visualizer as active visualizer I can see data results normally,
If I I set HTML template visualizer results displays [CustomValue]  instead data from my database.

I thought  is there a problem with data types.

Any ideas how get this working??
